Dear Sir / Madam,
Can you please clarify for me information that I have obtained through the Croation Real Estate agent that I am currently dealing with. They have indicated that The Ministry of Foreign Affairs stated that an Austrian citizan from Karnten ( province in Austria) can buy property in Croatia only if it is their first buy in Croatia, but with the request have to submit a statment verified at the public notary, stating one is buying property in order to solve their housing problem. They then indicated that they could help me re arranging a solicitor who could attend to this particular matter with the Ministry of Foreign Affairs and the fee would be in the order of 1,000Euros.
This information is quite different to the information that I obtained through the Croation Embassy (in Australia) - they indicated that if I am an Austran Citizen, I am allowed to purchase any properties in Croatia with no restrictions.

Our first reaction is that the information you got from the embassy sounds the more likely, but we haven't encountered any Austrian buyers yet, so cannot be sure.
We can submit the enquiry to the Ministry for you but they usually take a while to come back to us, which may be too slow for you. Ksenija, who is a Croatian lawyer and runs our legal department, is a former diplomat and may be able to get a better answer through her personal connections.

This information is true. I talked to an officer in the Ministry of Foreign Affairs who confirmed that information. I do not see any problem. Once you have found some property that you would like to purchase, done a Title search and determined that you can buy the property, this statement can be made in front of the Public Notary and be part of the usual procedure in front of the Ministry of Foreign Affairs of getting confirmation if you are going to purchase as a private person.
