We've been asked about current rental levels.
Talking to local rental specialists earlier this year it was apparent that while rentals down in Dalmatia were down this year, villa rentals were holding up well in Istria. Agents were reporting early bookings being at least as good as last year, with some reporting increases.
Having just spent a fruitless two hours trying to find a villa with a pool near Porec, that was available for three weeks in July, for someone, I can believe it. I've just been checking with people we have sold to that are renting and couldn't find one that had 3 weeks available in July.
I suspect that, in the current financial climate, many people who might have gone further afield are electing to come to Istria.
Istria is always going to be a good area for renting. Its position in Europe as the nearest place on the Mediterranean for millions of people ensures that even when times are hard elsewhere, Istria will be still do well.
What continues to amaze me is where the tourists all are, as many beautiful places like Grosnjan, even in the height of summer, are not crowded in the way that their counterparts in other countries are. Inland Istria is a dream if you are looking for peace and tranquility.

If you are renting here, you will need categorisation in order to get your rental licence. There have been difficulties securing these on new properties over the last couple of years but the solution appears to be in reapplying for planning permission specifying the relevant commercial use. Increasingly, we are hearing of local authorities willing to do this. It's time consuming and a PITA, but it is offering hope to investors who didn't secure theirs in time and were stranded by the change in the interpretation of the law.
