Are there any statistics available on the number of properties in Croatia now owned by non Croats? What nationalities are buying? How many permanent ex pat residents are there in Croatia or are the majority of properties mainly holiday homes? Which areas are more densely populated with ex pats? Thank you.

I don't know Siobhan. My guess would probably be the Dubrovnik area, as this has been heavily promoted by British journalists. Up in Istria there are also a lot as Germans, Italians, Slovenians and French have been buying for some time and Brits and Irish have started this year, too. The permanent Croatian population of Istria is not huge and the foreign influx, particularly on the coast, must be getting to be quite a big proportion now.
The Ministry of Foreign Affairs has to provide confirmation of foreigners' eligiblity to buy under the reciprocity arrangements, so would be the most likely to have statistics, although these may be misleading in terms of Italian and Slovenian purchases as these are normally bought via companies which, being Croatian entities, are not subject to MFA approval. Most properties that we are selling seem to be for investment, with holiday use for the owners a bonus.
The biggest permanent ex-pat community is probably still Zagreb, with most working there. Those working elsewhere will be fewer and a permanently retired community is still developing, as there are arrangements with, for example, the UK government regarding UK pensions being paid to UK citizens here.
