Greetings from Australia! : We are thinking of purchasing a stone house in the Primorje district near the Dubrovnik Marina. Do you have any information on this area as we are finding it difficult to obtain. Also, in terms of the problem sometimes with determining house ownership, how much is this an issue now? I've nothing specific on it. What would you like to know?
Determining house ownership shouldn't be too difficult, although whether the seller is the person named in the Land Registry could be another matter, as all too often people seem to have sold amongst themselves or inherited stuff without ever recording the change there. If the chain is too convoluted, our advice is not to bother and to find somewhere else. Often, if it is cheap, there is a reason for it, just as anywhere.

Thanks for the very useful information
In terms of information on the Primorje District ( we were actually given the village name Prijevorby the real estate agent), we were told that the area is quite poor and that it consists mainly of housing trust flats. We would like to verify this information. Also, given that the area is close to the ACI Marina, would you consider it a good long term investment.
Also, if we decide to purchase the property ( which will be this week), what is the best legal process to identify the contract and title of the property? We know we have to organise this before pruchase

You could contact Ksenija on kcobal@globalnet.hr to do the title search and contract for you.
If it is near the ACI marina, it should do well. It also opens up the possibility of out of season rentals. Lots of yachties have realised that Croatia is far cheaper to winter a boat in than Spain or France and the marinas are all full over the winter. They come down to do maintenance and if the interior is pulled apart or reeking of yacht varnish, they can't sleep on it so if you advertise in the yachtie mags you can get bookings out of it.

Not sure about the name of the village. I thought I knew all the villages in that area. There are a lot of flats in the Mokosica area and yes that is a bit grotty and certainly not the normal area for holiday rentals. It is an overspill for Dubrovnik. If you have an address I could check a bit more for you, or as Peter says contact Ksenija if you want a professional job done.

Thanks again for the information - we have been given a contract and the address is indicating that it is in Prijevor (Cadastral office). We are mainly interested in confirming how far the village is from the marina and the type of dwellings in the area. Also , with the contract, would you expect to receive a house plan as we have just a contract and it does not contain one? We will contact Ksenija to do the title search but in the meantime, would appreciate if you could provide any information re this area. Regards Sasha

Still none the wiser as to where it is. Is it the ACI marina in Dubrovacka Rijeka or is it the Orsun marina?
If it is in the Rijeka make sure that it gets the sun in the winter months because it is very cold there if you do not get the sun and the cold wind blows down the valley. If it is near the Orsun Marina you are looking at the Lapad or Babin Kuk area, but that is not renowned for its old buildings. I am just a bit confused now.

We have gained more information about the location - the house is situated near Mokosica, that's approx . 3 km from Prijevor. Prijevor is less than 2km away from the ACI Marina in Rijeka Dubrovacka . We have contacted Ksenija regarding conducting a title search on the property - thanks for providing her details to us Thanks TEXTSasha

Mokosica is where the flats are. It has one big advantage and that is it is at the end of the bus route so you should be able to get a seat if heading into town. If you are in the old part of the village it is not too bad, in fact I have a friend who lives there and he has a large house with nice gardens and a small orange grove.
