Hello,
I have a question about legality regarding housing and land in the Dalmatian Coast.
Over 40 years ago, my grandmother's sister was given money by his selling her father's land. In return, the sister gave my grandmother a parcel of land to build a home. My grandmother built the home 40 years ago, and since then it has stood there and was even legalized in her name. We have had this house now for 40 years, used it as a vacation home, and everyone within the family attests it is ours.
9 years ago, in order to keep thieves from breaking in, my mother had a verbal agreement with a relative to live in the house as long as he takes care of it and when we come for vacation he vacates the home. However, this relative (grandmother's brother's grandson) claims the house is now his, since a portion of the land is on his name (his grandparents wrote over that portion of the land to him). My family never had the land written over to our name, since for 40 years it was never an issue. The relative living in the house now threatens us that there will be problems if we come there, and has actually now made improvements to the home (built out a second level) and moved in his sister and her months old child.
We are in the process of taking him to court, however I wanted to get people's opinions on the situation. I've heard problems like these aren't uncommon, but this one is particularly unique given its complexity. Will we lose our home to this thief? PLEASE HELP!

I'm afraid that Dalmatia is outside our remit, as we are up in Istria. From conversations in the past with other industry professionals working in Dalmatia, Dalmatia does seem to have problems that we don't see up here. You'll need a good lawyer. The quality of lawyers here varies a lot.
