Hi Mr. Ellis,
We will be in Premantura September 9th until the 21st and would like to begin the process of selling. What is the average time from listing to selling?
The papers seem to be in order as the parcel just went through an inheritance procedure in the court of Pula June 28th.

There is no average time that would be meaningful. Some land I sell with a phone call as soon as I'm offered it and other land can take a year. I'm out later today to show a buyer two very large plots that we have had for several months. The larger plots usually take longer because of their cost and the development cost. Something for one or two houses in a good location will get many takers, but something costing €400,000 that then needs another €1.5M investing in it to build the houses that would fit on it will attract fewer buyers. We might find one quickly or we might have to wait a while.
Important things, apart from clean title, will be, in no particular order,
Location. How accessible is it? Is the ground reasonably level, e.g. not on the side of a steep hill. (OK! maybe not this in Premantura!) Are there any special views?
Planning. How close to the sea is it? Is all or any of it in the building zone? Is there already a detailed plan for the area?
Utilities. Does it have access to adequate utility supplies?
I would be pleased to meet up with you and look at it with you. We sell a lot of land. Karlo Mates, our negotiator, who is also a civil engineer, is particularly good at land. Hey Mr. Ellis,
Will arrive in Dubrovnik, Croatia 2 September - will call you shortly after to set up an appointment in Istria, if possible.
Approximately, 40,000 m2 went through the inheritance procedure 28 June.
As the notary stated this particular 10,250 m2, if I understood correctly, is "urbanized" or up for "urbanization" soon. This parcel is not in Premantura but rather between Pomer and Pula.
There has been a "phantom buyer" who has been chasing this property for a number of years. But we do not trust the messenger.
There is another parcel in Pomer I believe of approx 9 or 10,000 m2 facing a bay but I do not believe it is up for "urbanization" yet.
Our goal is to disassociate ourselves from this collective ownership and possibly reinvest in another property down the line.
