My mother is in possession of a 25yr old document that confirms her father signing over 2 plots of land over to her on an island off Split just before his death. The document appears to be a stat dec with the stamp of the Split Council on it.
Can someone please help me out and advise the quickest and most simply way of obtaining confirmation that this land is in fact hers. (The Croatian Consulate advise that if she were to sign Power of Attorney over to them they would investigate, however friends recommend not doing this as they are against signing power of attorney over to anyone).
Please help!

Do you know the plot numbers?
The best thing would be to apply for certificates of title for the plots in the Land Registry to establish who is the registered owner. If she is not the registered owner she will have to go through a legal procedure to get her claim registered, for which she will need a lawyer here. They will only be able to represent her on the basis of a specific Power of Attorney. There would be no option to letting a lawyer have such a Power of Attorney as she would be unable to adequately represent herself in the court. The PoA can be fairly tightly worded and needn't be too open.

Thanks for your reply. Yes we know the plot numbers. What would be the best way to contact the land registry to request certificates of title? Is it best to go through a solicitor here or can we somehow contact the land registry direct? Where exactly is the land registry in Croatia?
