Hello, My situation is this. Grandparents have left property in Croatia to their daughter who lives in Washington State. Daughter of heir to this property is going to Croatia to obtain property on her mother’s behalf. What legal documents will the daughter need in order to obtain information and do all the appropriate transactions for her mother? Thank you in advance for your help, and thank you for having this site available.

You will need a special Power of Attorney from the mother, notarised by a Public Notary and probably fixed with an Apostille by the State Dept or otherwise confirmed by the Croatian embassy in Washington, stating that the mother is willing to allow her daughter to represent her in Croatia and in the inheritance procedure and for her to accept the inheritance. She will also need a notarised copy of the mother's Birth Certificate to show who she is representing. In addition, she will need to obtain an original copy of the Grandparents' Death Certificates. She will need the Certificates of Title for the property. If she hasn't got them, the property could be identified at the Cadastre office in the district where they are located and certificates then obtained from the local Land Registry.
