Hello.
I am planning to buy a sea front/access land plot in order to build a private villa in croatia.
I read a few articles here and there and I understand that the coast land can not be sold and it is defined as being the furthest point reached by a sea wave on a stormy night or something similar. You can still get some sort of licence to use the land for a limited period of time from the relevant authorities.
However, It is unclear to me what the law says if I buy a sea front property which hangs over above a cliff (i.e. no sea wave or even beach sand can reach it, well u get the picture)
I came across a couple of advertised sea front properties that had building permissions and even private docking lot for a boat (exactly the sort of land plot am looking for) with stairs leading to the dock.
Are there any legal restrictions that I should be aware of before buying such a land plot?
Any help will be highly appreciated.

Much will depend on whether there are existing permissions and whether they have expired. It will also depend on whether the site is within an existing urban area or outside one. You won't be able to build on land 75m from the sea. If it is on a clifftop, I would also seek the services of a so called 'Static' to see if the site is stable. Any jetty is likely to be on state land and you would need to get a licence for it, just as marina developers do.
